Lake Rockport Estates was established in 1971 as a seasonal community. The community consists of 325-lots developed and undeveloped lots. The infrastructure was designed for seasonal use but has outgrown this original vision from the 1970’s.
The supply of water is a constant challenge for this high mountain desert location. Demand for a reliable water source has grown with population and development. The Lake Rockport Estates Property Owners Association (LREPOA) currently operates as it’s own small private water utility. The LREPOA owns two private wells and pumps water approximately 1,000 vertical feet for distribution. During the Fall/Winter you will rely on your own water storage capacity typically involving indoor or outdoor water tanks.
The Lake Rockport Estates Board of Trustees is exploring all options to address this longstanding challenge, reporting activities to the community via monthly board meetings.
In 2013 a lightening strike started the Rockport 5 Fire, consuming about 2,000 acres and destroying 14 LREPOA homes. Dense sage brush and scrub oak trees burned quickly with dry conditions and high winds. Native to the area, sage brush and scrub oak are vital for butterflies and drought resistant but serve as wild fire fuel. Defensible space around your residence many reduce fire threat significantly. This is a responsibility of mountain lifestyle and home ownership in remote locations.
Whether you plan to make Lake Rockport Estates your home or just your retreat, you should be aware of what it means to live in an undeveloped, recreational community.
Lake Rockport Estates Property Owners Association and Summit County are not able to provide the same level of service that developed communities provide.
Before you purchase property or build a home in Lake Rockport Estates, you should consider the limitations living in the mountains will have on transportation, education, health care, communication, employment and public services.
